Minnesota farm for sale. 168+ acre crop/livestock/hunting/hobby farm. Becker County Minnesota. Will easily certify organic...no pesticides or chemical fertilizers used in over 15 years. Will possibly negotiate for fast sale. This is a very versatile farm located in Becker County MN less than 4 miles west of the friendly little town of Menahga. It fronts State Hwy 87 and has county gravel on the ½ mile of it’s western boundary. There is new 5-strand barbed wire fencing along both roads and good fencing on the north boundary. Both the 1500 sq. ft house and the 40'X80" frame barn were built in 1989. There is a small horse barn with fenced area off the north end of the barn with a door directly in from the barn for ease of feeding in inclement weather. The barn has a 10'X10' feed room, partially finished second storage room, 12'X20' milk room with bulk tank and compressor, 105 gal. (off peak) water heater, and wash tank. The corners are in on the gutter for a barn cleaner and there is a drop pit on the north end of the barn that takes waste out to a 100' diameter holding pit. A barn cleaner was never installed...I just flooded the gutters and ran waste out using gravity flow. There are also 3 large pens at the north end that only need gates attached to use for calving, sorting, etc. The west side of the barn is a loading alley leading to a door for easy shipment of livestock. The center of the barn is one large pen I used to feed and house cattle after converting from dairy over to beef. The east side of the barn has a working chute with a swing-out front where you can run cattle back out the way they entered (near the east door) or around to either the main pen or the loading alley. There are knock-outs in the cement if you’d like to install tie stalls and switch back to a dairy barn...it wouldn’t take much work if you’d like to milk. The home is underground with the floor on to build up. It consists of a very large master suite, living room, dinning room, utility closet, front and back entryways with 5' wide stairs, laundry room, kitchen, nice sized second bedroom/office and second full bath. The heat, stove, dryer and water heater are propane, and a large tank goes with the property. All appliances stay with the property. The floors are either carpeted or ceramic tile. The entire lawn area is fenced with woven wire along the highway and barbed wire along the side and back. The property consists of one 40 along Hwy 87 and 3 more long 40's across the back going east. There are about 55 acres of heavy woods on the east end with a small pond and several springs. The balance of the land is pasture and hayfields that have been used for only grazing for about 10 years. If a person wanted to crop the land, the brush could be cleared up to the woods and to the north fence line which would make one field of about 105-115 acres. This is a friendly area with good schools, fantastic people and community involvement. It is only 13 miles to the town of Park Rapids which has 24 hour markets and a super WalMart, along with other stores normally found in a farming community.
